ASBESTOS SURVEYS
Through our industry leading partners we offer guidance on all aspects of asbestos surveys and management to ensure clients are compliant in accordance with HSE guidelines.
A new duty to manage asbestos regulation was added to the Control of Asbestos Work Act 2002 and enforcement began in May 2004. Every non domestic property should by now have been subject to an asbestos survey with measures in place to manage any asbestos containing materials.
The duty to manage requires those in control of premises to:
- take reasonable steps to determine the location and condition of materials likely to contain asbestos
- presume materials contain asbestos unless there is strong evidence that they do not
- make and keep an up to date record of the location and condition of the ACMs (asbestos containing materials)or presumed ACMs in the premises
- assess the risk of the likelihood of anyone being exposed to fibres from these materials
- prepare a plan setting out how the risks from the materials are to be managed
- take the necessary steps to put the plan into action
- review and monitor the plan periodically
- Provide information on the location and condition of the materials to anyone who is liable to work on or disturb them
One of the important stages to managing asbestos effectively is to locate and identify the type, condition and extent of asbestos containing materials. This can be achieved by producing an asbestos survey. There are different types:
Asbestos Management Survey
Sampling survey. Definitive results, increasingly being adopted as the industry standard approach.
Refurbishment and Demolition Survey - Full access / Intrusive sampling & identification survey
Pre-demolition / major refurbishment survey. More comprehensive and can be destructive
