When is an EPC required?
When selling a property an EPC must be ordered before marketing can commence and produced within 28 days.
This means marketing isn’t delayed along as an EPC has been ordered at the outset.
There is a duty on both the seller and person acting on their behalf (estate agents) to make reasonable efforts to secure an EPC within 28 days
If you are letting a property, you must commission an EPC and ensure that it is made available to prospective tenants, at the earliest opportunity but no later than:
When tenants are first given written information about the dwelling or arranging a viewing and before any rental contract is entered into.
